Our Neighborhood was platted in 1948.
Blue Mountain Beach got its name from the Blue Lupine flowers that early Gulf Of Mexico sailors noticed growing from the white sand dunes.
Blue Mountain Beach is truly a special place. It sits at the highest elevation point along Florida's entire Gulf Coast.

We have (3) Neighborhood Beach Accesses. Blue Lake Road #33 - 726 Blue Mtn Rd
Sea Grade Road #34 - 590 Blue Mtn Rd
Gulf Point Rd #35 - 446 Blue Mtn Rd
These are designed to accommodate bicycle or walking traffic ONLY. There is no parking nor public restrooms at these accesses, with the exception of Sea Grade. It has (1) handicap space and (1) regular space.
We ask that you please leave your vehicle/golf cart parked at your residence and bicycle or walk back to the beach.
Should you require parking or bathrooms, please utilize the Regional Beach Access located at the end of Co Hwy 83. Thank You.
In 2010, Our Neighborhood known as Old Blue Mountain Beach Neighborhood #1 formed a Neighborhood Plan that was filed with the State of Florida. (LDC Appendix NP-2)
It's important to know we have such a plan in place, to ensure our efforts in preserving the "Old Florida" character continues for future generations. This is what makes Old Blue Mountain Beach truly unique.
Big Red Fish Dune Lake is one of many dune lakes along the 26 miles of 30A coastline. Walton County is home to 15 named coastal dune lakes. These lakes are a unique geographical feature and are only found in a few places in the world including Madagascar, Australia, New Zealand, Oregon, and here in Walton County.
In the Neighborhood Plan, Parking Requirements are specifically outlined under section 1.01.11.
It states "no on-street parking and/or encroachment onto private property is permitted".
Private Property includes empty lots that are purchased, but not yet developed. Please help us preserve the roads, by refraining from parking along the roadside, in our neighbor's yards and/or undeveloped lots. Thank you for your consideration and support with this request
Help us continue to show respect for our beaches and support our creatures by making sure we leave the beaches like we found them. Take your trash with you, remove tents and umbrellas after use, use red filtered lights when walking on the beach at night, refrain from allowing unleashed dogs from catching the birds and please fill in holes- so we won't trap turtles or break an ankle.
